South Fork Business Park (SFBP) is the first turnkey business park designed, developed and zoned explicitly for the growing and processing of cannabis under the Washington I-502 legal recreational marijuana regime. When completed, the campus will be the largest facility of its kind in the United States capable of supplying approximately 15% of the allocated cannabis production in the state of Washington. Management principals have over 20 years real estate development experience having developed over $500M of facilities. Development of the project began in late 2012. The first tenant moved in December 2013. The project includes just over 109,000 sq. ft. across six existing buildings currently leased or under redevelopment and 20 acres of development land with approximately 600,000 sq. ft. of new growing and processing space planned.
The project currently has leases with tenants that span the range of the cannabis ecosystem from growers, cannabis oil producers, testing labs, clone facilities, and other state certified value added processors and service providers.
The SFBP provides turnkey facilities to our tenants including roughly 95% of the capital equipment required for a grow/process operation (e.g., secure building, video surveillance, security, access control, HVAC, grow lights, grow tables, seed to sale tracking software, irrigation infrastructure, quarantine rooms, oﬃces, internet, high capacity electrical, trimming and curing equipment, etc.). Growers and processors must only bring their expertise, employees and plants. By capitalizing most of the grower start-up costs into the lease, SFBP is providing a significantly diﬀerentiated product from other landlords with bare buildings. Tenants benefit from getting a turnkey facility so they can focus on their cannabis business rather than real estate development. SFBP has signed leases for 6 of 15 buildings and is currently building list and screening tenants for the remaining buildings.
